Master Planning

Some Projects are to be constructed over staged periods of time to suit market demands, growth, resources, finances, logistics and other key attributes.   It is paramount that all staged, building structures, civil works and services infrastructure over time fit within the long term defined outcomes.  This will lead to an effective and efficient operating site as well as avoiding re-work or relocation of previously completed construction works.  In all cases, unplanned disruptions to the operating on-site tenant should be minimised.

At StruXi, we refer to the planning of a development requiring staged construction as the “Master Plan“.  This is the primary response to the project brief for the whole site.  It is through this initial process in design that a site wide development strategy will be determined.

Key elements to be addressed include (for example, not limited):

 - Gross scale planning of buildings and external spaces;

  • Size
  • Orientation
  • Number of persons accommodated
  • Relationship to other buildings

 - Development of interactions between the site and its users;

  • Separation of public / private areas
  • Balance between access and security
  • Access of users to appropriate external areas

 - How does the site on a whole relate to its environs;

  • Pedestrian and vehicle linkages
  • Visual impact / amenity
  • Stormwater management
  • Effluent disposal
  • Response to local climatic conditions

 - Development of an environmental responsibility strategy;

  • Methods of internal comfort control
  • Rainwater harvesting
  • Grey water reuse (if proved to be appropriate for the site)
  • Efficient re-use of water on site
  • Energy use minimization
  • Selection of building materials / construction methods
  • Indoor air quality

 - Development of an architectural style for the development bringing together all of the other aspects of the design; and

 - Develop a staging strategy (or alternatives) that will form part of the planning application to council.

You can expect to receive a design which ensures an outcome that is comfortable, economical to use and maintain, and one which does not impact significantly on our fragile environment.

During master planning, we could on request assist you in providing:

  • list of expected specialty design consultancies with cost estimates for the same;
  • list of expected statutory fees and charges with cost estimates; and
  • visual programme of expected timelines with logical sequencing of key activities across the design and construction stages.
